Texas Mortgage Licensing Disclosures

Cornerstone First Mortgage, LLC is licensed by the Texas Department of Savings and Mortgage Lending. Mortgage loans are originated in accordance with the Texas Finance Code, the Secure and Fair Enforcement for Mortgage Licensing Act (SAFE Act), and all applicable federal regulations.

Texas consumers: How to file a complaint
The Department of Savings and Mortgage Lending maintains a recovery fund to make payments of certain actual out-of-pocket damages sustained by borrowers caused by acts of licensed residential mortgage loan originators. A written application for reimbursement from the recovery fund must be filed with and investigated by the department prior to the payment of a claim. For more information about the recovery fund, please consult the department's website at www.sml.texas.gov.

TDHCA Programs

The Texas Department of Housing and Community Affairs (TDHCA) administers the My First Texas Home and My Choice Texas Home down payment assistance programs. Program terms, eligibility requirements, income limits, purchase price limits, interest rates, and DPA amounts are established by TDHCA and are subject to change without notice based on funding availability and program updates.

TSAHC Programs

The Texas State Affordable Housing Corporation (TSAHC) administers the Homes for Texas Heroes and Home Sweet Texas down payment assistance programs. Program terms, eligibility requirements, income limits, purchase price limits, interest rates, and DPA amounts are established by TSAHC and are subject to change without notice based on funding availability and program updates.

Texas Down Payment Assistance (texasdpa.com) and the Cook Brothers Mortgage Team at Cornerstone First Mortgage are not affiliated with, endorsed by, or sponsored by the Texas Department of Housing and Community Affairs (TDHCA), the Texas State Affordable Housing Corporation (TSAHC), or any other state or federal government agency. Cornerstone First Mortgage is an approved participating lender in TDHCA and TSAHC programs, but this participation does not constitute an endorsement or affiliation with these agencies.

Program Availability

Down payment assistance programs are subject to funding availability and may be suspended, modified, or discontinued at any time by the administering agency. Not all borrowers will qualify for down payment assistance. Eligibility is determined based on program-specific criteria including, but not limited to, household income, credit score, purchase price, property location, property type, occupancy requirements, and homebuyer education completion.

Additional Disclosures

  • All loans subject to credit approval and property appraisal.
  • Private mortgage insurance (PMI) or mortgage insurance premiums (MIP) may be required depending on the loan type and down payment amount.
  • Property insurance is required on all loans. Flood insurance may be required for properties located in designated flood zones.
  • The borrower is responsible for all closing costs, prepaid items, and escrow deposits not covered by DPA funds, seller concessions, or lender credits.
  • Homebuyer education courses are required for all TDHCA and TSAHC DPA programs.
  • DPA second liens may have repayment obligations if the borrower sells, refinances, or ceases to occupy the property as a primary residence before the forgiveness period expires (program-dependent).
